| Abstract | Construction management is a discipline and management system that helps owner complete projects on time and on budget. Regardless of project delivery mode, a professional construction manager (CM) augments owner employees with preplanning, design, construction, engineering, and management experience to optimize results. The CM represents the owner and project, interacts with construction, private, and governmental entities, and performs certain tasks (e.g., management of funds, scope, schedule, contractor skills, design and construction quality, contract and procurement flexibility, and avoidance of delays, changes, disputes). Most big colleges have construction departments, while smaller schools are increasingly opting for in-house services. If a project is exceptionally vast or complicated, a department lacks resources, or the workload is excessively variable, institutions should consider hiring an outside construction management firm. The construction contract administrator (facilities director or construction management head) and architect/engineer (either owner's representative or design consultant with defined lines of responsibility) are key people. Project management approach is very important for owner to success the project. The owner needs own management system to control the contractor work. If the owner does not have own management system, the owner will face a lot of problems and arguments with contractor. The management system should be built between the owner and the contractor to decrease the arguments and easy to communicate & coordinate with each other. Only the present construction and management procedures are examined in this study, based on the owner's plan and method for overseeing the contractor's work. |
