| Abstract | Vietnam's construction industry booms, fueled by government and foreign investment in high-rise buildings, factories, and infrastructure. This study aims to study the theory of delays and extension of time (EOT) analysis and its application to the Accredo Asia Plant Expansion Project in Binh Duong Province, Vietnam. The study also investigate the delays and EOT of project. Finally, the study discusses the lessons learned and propose recommendations for improvement. Delays are a common problem in construction projects and can have a significant impact on cost, schedule, and quality. EOT analysis is a technique used to assess the impact of delays and determine whether an extension to the project completion date is warranted. The study found that the Accredo Asia Plant Expansion Project experienced a number of delays, including delays in construction permits, delays in pilling works, delay in structure works, delay in finishing works, delay in MEP works, and delays in certificate of complete for fire fighting system. The study also identified a number of lessons learnt, including the importance of having a clear and realistic project plan, communicating regularly with all stakeholders, and being proactive in identifying and addressing potential risks. The study proposes a number of recommendations for improvement, such as improving the coordination between different stakeholders, developing contingency plans for unexpected events, and using delay analysis techniques to identify and manage delays more effectively. The study concludes that by understanding the theory of delays and EOT analysis, major delay problem, and recommendations for improvement, the company can take steps to reduce the likelihood and impact of delays on future projects. |
