AbstractThe thesis "Owner's Control Strategy in Managing Design and Build Contractor" provides a comprehensive exploration of the strategies employed by project owners to effectively manage design and build (D&B) contractors in the construction industry.D&B is a project delivery method that involves transferring design responsibilities from the owner to the contractor, raising unique challenges and opportunities. This study investigates how owners can exercise control over D&B contractors to ensure successful project outcomes. The research adopts a mixed-methods approach, including a literature review and a case study of the PKR Condominium project in Hanoi. It analyzes the owner's approach to controlling various aspects of D&B projects, such as design, quality, cost, schedule, and risk management. The findings underscore the need for adaptable control strategies, emphasizing a balance between control and cost, effective communication, collaboration, and regular monitoring. Success stories in owner's control strategies are highlighted, demonstrating the importance of clear communication, detailed planning,quality assurance, and coordination meetings. This thesis provides valuable insights into enhancing project outcomes by structuring owner's control approaches tailored to the unique characteristics of D&B project delivery. It addresses the complexities of owner’s control strategies in today's multifaceted and diverse construction projects. The research has broader implications for best practices in managing D&B projects and could serve as a foundation for future research in different project contexts.
