AbstractThis thesis examines the factors influencing cost overruns and management in hotel renovation projects in Thailand. It employs a conceptual framework structured around the purpose of renovation, the renovation process and management, and the actual practices and potential solutions for managing cost overruns from the perspective of hotel owners. The data were collected by interviews. Quantitative methods, alongside an exploratory multiple case-study approach, were utilized to analyze the data. The renovation processes vary due to various factors such as the characteristics of the hotel. The process and methods in project management, and cost management practices, all of which may influence the occurrence of cost overruns. Primarily, cost overruns often stem from design changes originating from different cases, such as alterations requested by the owner, insufficient surveys, additional work among others. Additionally, cost overruns may also arise from factors like work performance during pre-construction phase and partially suspend operation during renovation process. Mostly, these issues manifest in public areas, which serve as central spaces displaying the hotel’s aesthetic beauty. The design requirements for public areas differ significantly from guestrooms, which can potentially help in cost-saving efforts for hotels. For instance, the creation of mockup rooms, which serve as mockup rooms that hotels can use to control costs before commencing renovation work on typical rooms, can be instrumental in cost management strategies. In addition to the physical renovation of hotels, this study delves into the challenges associated with managing the scope and navigating the complexities inherent in the hotel renovation process. Moreover, there exists a dearth of literature examining renovation behaviors within the specific context of Thailand. Consequently, this research endeavors to bridge this gap by offering insights into these critical aspects of hotel renovation and addressing the issue of cost overruns in Thailand.
