AbstractEffective infrastructure management is crucial for smoothly operating vital utilities and services. Within this, the housing sector targets multiple goals, including the availability of adequate housing and amenities. Such housing is fundamental, providing individuals a sanctuary and greatly impacting a nation’s living standards. As an island nation, the Maldives faces unique housing challenges, given its distinct geographical and environmental characteristics. Although housing significantly affects a nation’s quality of life, research is scarce on how service quality and physical facilities influence resident satisfaction within Maldivian housing estates. To this end, this study evaluates residents’ satisfaction in Male, Maldives, by focusing on the service quality and the physical facilities offered within apartment buildings. The study deployed a survey questionnaire for data collection across Male city. Data from 221 households was analyzed through Structural Equation Modeling (SEM) using SPSS AMOS. It reveals that service quality has no significant association with user satisfaction, whereas physical facilities have a positive correlation. Besides, moderating analysis for household income and household size shows that household income has no moderating effect between service quality and user satisfaction and physical facilities and user satisfaction, whereas household size has a significantly negative moderation on the impact of service quality on user satisfaction, as well as the impact of physical facilities on user satisfaction. The findings of this study may help the real estate industry understand residents’ perceptions. It may also help understand the residents’ needs and improve the facilities provided in these apartments
