Abstract | The Housing Authority of Hong Kong recently launched a new home ownership programme for the lower to middle income groups. The first housing estates under this scheme are nearly completed. This research deals with the question whether the few standard floor plans designed for the home ownership flats can actually meet the requirements of the occupants whose income range, family size, and perception of an appropriate housing unit vary considerably. As the public home-ownership programme is not yet completed, samples from existing private estates which are comparable in terms of physical and socio-economic characteristics were surveyed. On the basis of about 100 in-depth interviews a wide range of floor plan designs are devised from the people' s actual use of standard flats as well as from their suggestions for alternative design options. As a result, an elaborate design method is developed by which virtually all the variations required can be accommodated within the outlines of two improved standard floor plans. Finally, questions of construction phasing and costing are analyzed in a tentative way. The study concludes that the adoption of user oriented flexible floor plan designs for Hong Kong is feasible at only marginal extra costs. Hence the proposed scheme could be expected to improve the quality of the home-ownership programme significantly. |
