Abstract | In today’s world, project management plays a vital role in modern business management. Projects are now becoming the essential model for creating value in organizations and businesses and adopting project management for successful delivery of projects becomes core business activities. This is especially true for real estate developers, whose core business is development of residential projects. Under fierce competition, real estate developers are striving to improve their project management systems to deliver projects, programs, and portfolio more with much higher quality, satisfying their customers more and more efficiently in terms of time and cost. This thesis explores current project management for construction presented in international standards, practice guides, books and papers recently published by international project management institutions, professional practitioners and scholars in this field, and provides an in-depth look into project management and delivery of real estate development from the owner’s perspective. The dissertation also presents a case study of local real estate developer delivering the first-ever international ultra-luxury branded residences in Hanoi. By studying and analyzing how the owner’s team manage the project activities in the role of developer with challenges of time constraints, ultra-high quality, complexity in terms of scope and procurements, and insufficient of qualified resources in the local market, the document proposes a framework for future branded residences developments. |
