Abstract | Property development characteristics are that it consists of various complex steps, requires numerous inputs, and covers a long time frame to create one unique product. These characteristics make it exposed to several risks that can cause income loss and an increase in construction time consumption, which can result in project delays and customer dissatisfaction. In order to develop a project successfully and on time, the right risk mitigation strategy is needed to mitigate risks in each step of the property development process. Thus, the aim of this research is to investigate property development process, risks in each step, and risk mitigation strategies adopted by property developers to deliver a project on time, with no variation in budget, and with specified quality. In order to achieve the research's objectives, a flowchart of property development process was developed from intensive literature review to be used as guidelines for interviews. A qualitative case study approach was conducted to gather information for this research analysis. Two luxury housing projects allowed the researcher to interview them for data collection and to understand their business operation. After that, a cross-case analysis approach was selected to draw a conclusion on property development process options, risks, and mitigation strategies. In conclusion, the researcher found that the property development process adopted by each company mainly in project conception phase due to their key product strategy. In the end, recommendations on property development approach and risk mitigation strategies can be proposed to new property developers. |
