Abstract | The effects of construction delays are not confined to the construction industry only
but also influence the state of the overall economy of a country. This is particularly so in
Thailand where delays seem to be a common problem faced by most construction projects
started in the 1987-91 economic boom period. Through a survey of twelve building
projects in Bangkok, Thailand, this study identifies the causes of delays experienced by the

concerns. The sources of delays were grouped into two categories: external and internal.
On the external sources side, the results indicate that causes of delays are shortages of some
resources, government authority and site limitations. On the internal side, it was pointed
out that design-originated problems, owner's influences, coordination deficiencies and
contractor's management deficiencies are the most important causes of delays. Along with
the causes of delays, recommendations are suggested.
This study also outlines the ideal conditions for a building construction project. The
idea is intended to assist the project participants to identify the possible problem areas
which have to be detected and alleviated beforehand to reduce possibility of delays in their
project. |
