AbstractThe dynamic and complex lifecycle process of residential property development can be both exciting as well as frustrating at the same time because of numerous practices formulated by different decisions and involvement of owner and his management team. To structure, manage and execute a commercially and operationally successful development process, the right and correct development activities, its key issues and key successful practices are imperative which must be established by owner management team. Therefore, the aim of this research is to investigate and identify key issues, development activities and practices of owner project management team in each phase of life cycle of a residential housing development project. Further, to propose recommendations of key successful practices to other owner project management team to achieve project success. To achieve these aim and objectives of the research, an expansive study and review of literature was done followed by developing a research framework as a guidance for semi-structured interview in the case study of different successful residential housing development projects of Kathmandu and its vicinity area of Nepal. The data collected from this were analyzed on basis of both theoretical knowledge, evidence and interview data to achieve the three main aim and objectives of this research. The development activities of concept phase are site selection, organization of team and development of concept and strategy whereas that of planning phase are design development, obtaining legal approval, marketing, financing and tendering. The development activities of execution phase are sales, procurement and construction whereas that of handover phase is transfer of residential units and project. The successful practices identified and established in each issue of each activity of concept, planning, execution and handover phases serve as a guideline for management team to coordinate between owner, management team and support team in every step of good decision making and work to align the project to achieve the desired profit, increase customer satisfaction and maintain goodwill and trust of clients so they will lean again and again toward the product for their investment.
