Abstract | Quality function deployment (QFD) is a system for translating customer requirements (government regulations, operating conditions and buyer expectations) into suitable technical characteristics and ensuring that important ones are prioritized in the design. The method has been successfully applied in the manufacturing sector; however, its benefits have not yet been fully realized in construction. This QFD has been used to identify and analyze the customer requirement by using face to face questionnaire survey from five luxury villa project in Myanmar. According to objective, technical characteristics are identified by using interview with developers how to solve the customer requirement and problem. Then, construct QFD framework for all case and then analyze cross-case analysis for customer requirement and technical characteristics and summarizing the technical characteristics. According to analysis, construct conceptual QFD framework by extracting QFD characteristics from five cases. Moreover, validate the technical characteristics and conceptual QFD framework with professional who has authority and over 10 years experiences in construction field. Due to the result of expert validation, modify some technical characteristics and develop final QFD framework for housing development in Myanmar and get agreement from Myanmar Engineering Society that QFD is useful for future construction projects. .
