Abstract | The purpose of this study were to identify the critical risk factors affect large building projects of Sri Lanka and to capture the perceived frequency of occurrence and overall im- pact of them in contractors perspective. The data were collected from questionnaire sur- vey and semi structured interviews conducted among professional involved in large building projects of Sri Lanka. Twelve (12 out of 73) critical risk factors were identified based or severity index and average values obtained for frequency of occurrence and overall impact Relationships among critical risks were analysed and explained from data obtained througl semi structured interviews using risk mechanism diagrams under four categories (labour inadequate planning, improper budgeting contingencies, restrictions in urban areas). The findings showed that labour related risks to be most critical risks in Sri Lankan large buildĀ· ing projects. Furthermore poor documentation and lack of comprehensive knowledge base identified as the problem generators in poor planning and budgeting. Consultants lack of pro fessionalism appeared as a major reason in time overruns of large building projects. Finding: are expected to be useful for construction companies to enhance their approach towards im plementing risk management and government to revise policies regarding education systerr and quality organization forming. |
