Abstract | Design–build is an integrated project delivery method which the Owner assigns a Contractor right after completing the concept design. Such Contractor is assigned responsibilities for both design and construction duties. Design-Build has the advantage in shortening the time for completion of the project, improving quality and saving cost in spite of Design-builder optimize value engineering and reduce change orders, transfer risks from the Owner to the DesignBuilder for every aspect of the project which are including from estimation, evaluation and preconstruction to engineering, architecture, diagrammatic, construction, operation and maintenance. Project planning and monitoring are the set of activities in term of schedule management, quality management, financial management and safety management. In a Design-build project, “project planning and monitoring” plays the most important role in the integration between Design phase and Construction phase because Construction phase even start before completing all detail designs. Although the Design and Build model contributes many advantages over than DBB model, there are many risks occur in monitoring the schedule, finance, quality and safety of the project because of inadequate management, inadequate planning, inadequate coordination, etc. This study contributes the theory applying on DB project deliver the proper methods management to monitor a DB project. The study also helps us to recognize the strengths and weaknesses of Design and Build method so that we could recommend for further improvement and give helps to the Contractor for managing a D&B project. |
