Abstract | Nowadays, construction projects are becoming bigger and bigger in Vietnam. In particular, Ho Chi Minh City construction industry has been modernized with many new urban area. Construction of urban area which has villas, townhouses, shop houses, shopping mall developments can be considered as the heart of the construction industry. Many corporations and groups invested in this sector, although this is not their expertise or strength. Several investors have the advantage of available land, fund but they do not have enough experience in the field of investment in urban area. Therefore, they have to pay for the painful experience they get. The cost is quality, time, money and sometimes their reputations. It is not easy to solve this problem however investors can be managed, minimized, shared, transferred, or accepted all above risk. To overcome all issues, investors need to set up Project Management Units (PMU), recruit experts in the field of real estate during project implementation. On behalf of investors, PMU will work with the consultants, contractors, suppliers to select schemes and solutions to meet the investor’s demand. A well-managed project will be completed on time, within approved budget and provide customer satisfaction. Quality is the most important sector that can make customers happy when they have already accept the cost. However, in the construction industry, all stakeholders more concentrate on their usual activities that often traditional way of thinking. Therefore, they may have no attention on modern theories and practices that can be gained from textbooks or literature. As a result, their organization may have missed the benefits that can be acquired from the adaptation of new Quality Management System (QMS). Hence, the purpose of this thesis is that compile QMS from an actual project of a real estate group which is ongoing to study and to explore more suitable QMS that can be adopted for the construction of urban area. |
