AbstractAs one of the most competitive business with several attractive attributes and risks, high - end condominium development is found to be very challenging business even among property development sector itself. In order to continually achieve company’s expecta tion especially in terms of finance, identifying appropriate business strategy is very recommendable. To attain this, the developer must consider internal capabilities which the strategy should be in - line with. This affects project development approach of each developer under different business strategy. Therefore, the aim of this research is to investigate project development approach of highly successful property developers who adopt different business strategy in order to deliver high - end condominium pr oject in Bangkok. The term project development approach is classified into project development process and six key concerning areas regarding project development which are; project opportunity, market study, financing, project team, procurement, and constr uction execution and control. In addition, the researcher adopted Porter’s generic strategies in order to identified developers’ business strategy in this research which are cost - leadership and differentiation. To be systematic, theoretical framework was d eveloped as guideline through intensive literature review and discussion with industry professional. Qualitative case study research was conduct in order to provide comprehensive understanding in project development context. The researcher selected project for the case according to their business strategy which can be seen though their reputation, organization, and product features. Four highly successful developers allowed the researcher for interview as data collection for in - depth understanding in their business operation. In addition, cross - case analysis approach was utilized in order to draw conclusion from each type of developer, cost - leadership or differentiation. In conclusion, the researcher found relationship between developers’ business strategy a nd project development approach. At the end, the recommendation of project development approach can be proposed for other developers who prefer to adopt each of business strategy in order to extend competitive edge
