AbstractA project delivery system (PDS) defines the role and responsibilities of the parties involved in a project. They also es tablish an execution framework in terms of sequencing of design, procurement and construction. The decision made in the selection of a project delivery system for a project impacts all phases of execution of the project and greatly impacts the efficiency o f project execution . Such decisions should be facilitated through proper literature and analysis. Although literature and research is aptly available for normal construction projects, in the field of real estate development, the focus on i dentify ing projec t delivery system selection criteria particular to owners in real estate development , factors affecting project delivery system selection and their effects on subsequent project stages is lacking. Also based on the selected project delivery system, owner’ s key concerns and decision options in project stages differ and the recording of these concerns have not been under consideration, thus the basis of this paper. Sri Lanka, being a third world country with a rapid growing economy, has developed its real estate development background immensely in the past couple of decades. It has a competitive market thriving on the demand created through customers reaping benefits from the economic growth as well as foreign investors alike. Thus understanding the best po ssible methods real estate development companies could incorporate (in project delivery) within their projects to cater this market would be discussed.
