AbstractThe crisis has substantially affected the business and financial plans of Thailand enterprises and asset value. Despite efforts made by governments of many countries to contain the crisis, it r emains uncertain as to when the global economy will return to normalcy. (Property Perfect Public Company Limited Report and consolidated financial statements, 2008) The real estate was also impacted because financial institutions have become increasingly s trict for granting real estate loans and some purchasers also have delayed their home buying due to a lack of confidence. All of these have impacts on developer, contractors and suppliers in real estate business. If real estate companies cannot manage risk s, they will face big trouble because real estate investments are characterized by low liquidity, slow payback and high sunk costs ( Rocha et al. , 2007) . The study focused on diversification of real estate into construction which can affect the operating and financial inter - relation in organization business process. The objectives of study are 1) to identify the financial and operational risk factors inte r - relation among its parties in Real Estate business diversification 2) to investigate the impact of the risk factors in inter - relation among its parties in real estate business diversification 3) to propose the recommendation for improving performance th at is appropriate for real estate business diversification in handling with the negative impact . The study used qualitative method by using case study as a research design. The research methodology begins with modeling of business diversification which co mprise of preliminary modeling and verification. It continued with the data collection by using the modeling to design the case study questions for interviewing and to select the case study. Data analysis is conducted by using explanation which all importa nt evidences are described. The causes and consequences for risk factors inte r - relation among its parties in Real Estate business diversification are discussed in this study. R ecommendation for improving performance that is appropriate for real estate bus iness diversification is also provided in this research . Therefore, Effect of financial and operational risk factors on organization business process model in real estate business diversification is proposed in order to show the results from the study.
