AbstractReal estate development plays a key role in growing of Vietnam's economic. However, there are a lot of uncertainties in term of risks and opportunities which occur during development phases of real estate projects. They could affect to benefits of real estate developers both negatively and positively. In traditional management about uncertainty, there is lack of consideration and misunderstandings. There is also lack of good calculation approach that could value real estate development project intuitively and exactly. The study aims to introduce real option analysis as an essential methodology for overcoming those problems. The real option is studied in both approaches: as strategic tool in dealing with uncertainty and as valuation tool in calculating exactly value of real estate development projects. As strategic tool, the applicable real options are found out to deal with indentified uncertainties in Vietnam real estate circumstance. As valuation tool, the binomial tree is introduced to calculate value of real options in a case study in Vietnam. Data collection relating to applying real option was collected from market researches, working reports and interview information from HCMC, Vietnam. The results of the study could support real estate developers in applying real option in Vietnam. They include the framework of applying real option, indentified uncertainties and applicable real option in developing real estate projects in Vietnam, and the recommendations for developer to apply real option in Vietnam circumstance
