AbstractQuality Management System that was known as main point for any organization wants to grow up and survive in the free market. The first part of report, that refer to theories and standard system has showed the definition of quality in construction and what is quality management system organization and what is QMS requirement for owner, the study has described the factor affected to construction project and what is key point for control the quality in construction project. The report has introduced a QMS to property developer to amend the existing QMS in order to achieve completion QMS to manage quality of project The second part of report is the case study on Estella Height project phase -1(High rise building project) that has been run and established by Estella J.V, by the case study, the problem finding in existing QMS will be foundation for QMS improvement in Keppel land project in future and this is also subject of this study.
