| Abstract | The commercial & karaoke investment is one of the most popular in Viet Nam. It involves much risks and challenges for investors because of long implementation time, huge capital investment and various participating components. Moreover, this investment also resulted in many project failures due to feasibility studies development skills. Feasibility Study of construction project used to give alternative scenarios from base scenario to best scenario for optimal option selection that gives the expected profit of investor. This analysis also gives information about value of investment and the benefits that investors will get in the future. Defined return of investment can be calculated and forecasted from feasibility study. Commonly, Net Present Value (NPV), Internal Rate of Return (IRR) and Return on Equity (ROE), Debt /Equity(D/E), payback period, Debt service coverage ratio(DSCR) are the important dimensions that are used by the investors to consider this financial feasibility of the project and to decide either to go with the project investment or not. The purpose of this study to identify efficiency of feasibility study analysis of hotel & Karaoke project in practice, major estimated factors that occurs in this stage. To construct an effective making the financial feasibility study in construction and operating of hotel & Karaoke project. Moreover we hope that, the report is wonderful basic analysis for who want to be an investor in hotel & karaoke project. |
